Property statement report

The Property statement report is designed for property managers and shows all property-related payments, including management fees. This type of report does not show liability.  It is often used to track property accounting based on each unit and to help clear up disputes.

To access the Property statement report, open the Reports page from the left-side menu. Here you can find the respective card in the Rental / Financial / Calculators section (if the “swimlane by type” is enabled) and will be able to mark a report as a favorite to move it to the top of the section.

Filters

When viewing the Property statement report, you can adjust the following criteria:

Date range
Use the pre-set date range options, which are all last month, last 90 days, this year, last quarter, last year, and year-to-date, or adjust your own “custom range” by choosing a start and end.

Property & Units

You can filter the report by property or select multiple properties at once. If you select a multi-unit type, a field for a unit number will appear, and you can select the unit. 

Owner

You can filter by assigned owner. You may also select several owners at once.

Lease status

You can choose whether you want to see transactions of active leases or all leases. 

Grouping

You can enable or disable the “Grouping” option. This option is available if at least one multi-family property is selected.


Columns

You can personalize your report by selecting the columns you want to include, such as sub-category, payer/payee, and more.


Preview the report

This report includes property-related income and expense transactions, transactions that have the management fee category and its sub-categories (if created in Property Manager Mode), Tenant Charges & Fees, and Owner Contributions/Distributions transactions. 

Type of accounting:

  • Cash

Included Statuses:

  • paid
  • partially paid
  • pending

Not included categories:

  • Liability (deposits and credits)
  • General Income
  • General Expense

Not included statuses:

  • unpaid
  • failed

Transactions of all statuses of the lease (active, past, ended) except leases in draft, future, and signature/insurance pending status, will be included in the Property statement report. 

Downloading the report

Click the "Download report" button to generate the report. It is generated into one file, and you can download it as an Excel or PDF file. The "Download report" button will be inactive if there is no information on the chosen criteria or you have no properties added.
If you selected "All properties", a report will be generated for each property. A file on each tenant will be downloaded into a zip folder.

Please note!
The report cannot be shared with the owner.
