Can I require a screening report from tenants when they apply online?

Yes, you can easily require that potential tenants get a screening report when they submit their rental application online. You can make this a requirement when making a new rental listing or editing an active listing.

TenantCloud offers a Full Check ($40) screening package powered by TransUnion. You can choose between two coverage levels:

  • Essential coverage (standard)

  • Premium coverage – add $5 for enhanced report details

When listing a unit with the wizard form on the "Tenant screening" step, you will be offered to choose what type of coverage your applicants will be required to pass. Also, the Income Verification option is automatically included here. You can exclude it by putting the checkmark in the related section.

If you are re-activating a unit directly from the listing details page, “Require applicant screening” option is enabled by default. Select the additional services for the screening package to be requested if needed, or exclude them by putting the checkmarks in the respective sections. You can change the services at any time, but the change will apply only to new applications.

If you would like to request an additional Income Verification report that wasn't included previously, simply request it after the applicant submits their rental application online or after you’ve added a rental application for the applicant manually.

After an applicant completes all required steps, the screening will appear as Available on your end. Switch to the tab with the report and click "View report" to generate it. The screening report is available for a period of 30 days. The payer for the service will only be charged for the successful reports.

You can track the status of ordered screening reports on the Screenings page or the Applications page. Hover over the screening status tooltip to view more details about the current status of a screening.

Note! The screening report is available only for US properties and applicants.
