How do I add roommates that pay individually?

When multiple roommates pay invoices individually, you can add new roommates to an existing lease at any time. This allows you to divide the rent and other financial obligations among your tenants according to their specific portions.

You can add or replace a roommate on leases that have an active status or are pending signature/insurance. To add a new roommate to the lease, click the "View" link on the relevant lease and select "Edit tenants" in the "Tenant Information" section.

Next, click on the "Add co-tenant" option, choose the desired tenant from the list, and click the "Update" button to save your changes.

Please note: You cannot change the Invoicing type from "Paying individually" to "Paying jointly" and vice versa.

Here you will see all recurring transactions associated with the lease, allowing you to split the amounts among the roommates. Each tenant will only receive an invoice reflecting their portion of the payment and will be responsible for that amount. Please ensure that all amounts are correct and properly aligned.

Note! Once the roommate is added to the active lease, the next rent invoice and other lease transactions will be posted with the next scheduled invoice and will be already divided between the number of tenants you added. Each tenant will receive their exact split amount and can make a partial payment if you have that setting enabled.

Late fees will be calculated for each roommate individually in accordance with their portion of the rent:

You can request Renters insurance from a particular tenant or from all tenants.

You can also require the E-Signature from your tenants. Click the β€œRequest” button on the existing lease or the β€œRequest e-signature” button right after move-in, select the template, or create a custom one. Then drag and drop the signature fields and assign them to each tenant or use the Default Signature option, which will include all parties at the bottom of the agreement.

Note! Once the roommate is added to the active lease, then the tenant will receive a notification that a new lease has been shared.
