Editing a lease is simple and straightforward, but there are a few important details to keep in mind before you begin. Let’s walk you through it.
Note! Leases that are marked as Ended, Past, or Future cannot be edited.
Additionally, dates like the First Rent Invoice Date and End Date cannot be edited for active leases. In such cases, the lease must be deleted and recreated with correct dates.
To edit a lease, start by navigating to the Renters page from the Property Operations left-side menu and switch to the Leases tab to see the list of all leases. Click on the needed lease to open it:
Alternatively, you can find the needed lease from the tenant's profile - go to the Renters page from the Property Operations left-side menu and switch to the Renters tab to see tenants' list.
Find the tenant you’re looking for, click “View Profile” on their card, and go to the “Leases” tab.
This tab lists all the leases the tenant is currently part of or was previously included in. Click View next to the lease you want to edit to open its detailed view.
Edit lease terms
Once you’re on the lease page, look for the Actions button in the upper right corner. Click it, and you’ll find the Edit option. This option allows you to modify the lease terms information.
Edit Tenant Information
If you need to update tenant details, scroll down to the Tenants section and click the Edit tenants button. From here, you can add new tenants or update the details of existing ones.
Note! Once you have added a new tenant to the lease and your tenants are paying individually, make sure that the split rent amounts are correct;
Previous lease invoices are not visible to the new tenant.
Scroll a bit down to add or edit the Dependents information.
Edit Lease Recurring Transactions
In the Lease Transactions section, you can easily update details like the rent amount, rent frequency, or due date to reflect any changes. You can also adjust the late fees and management fees details - just scroll the page a bit down and find the respective links.
To set the recurring rent due to the 1st of each month, follow the same steps provided earlier and simply update the Due Day field to "1st." This ensures that all rent invoices align with the start of the month.
Note: You cannot change the first rent invoice date once the lease has become active. If you need to change the first rent invoice date, you will need to delete the lease and recreate it with the correct first rent invoice date. As an example, if your lease starts in the middle of the month, you would want to create a one-time rent invoice for the prorated rent and configure future payments to reflect normal billing cycles.
Edit Agreement Attachments
Head to the Agreements section, where you can request, edit or replace the lease document with just a few clicks. Here you can also send a notice to the tenant(s).
To initiate an e-signature request, access the tenant's profile, go to the Leases section, and select the relevant lease. Open the Agreements & Notices tab and click Request next to Lease Agreements. Once sent, tenants will find a Sign Agreement button in their dashboard banner to complete the signing process.
To edit already added attachments, click the respective link and you'll be able to remove the existing files or upload more:
Edit Utilities
In the Utilities section, you can update who is responsible for paying and managing utility services and request the utility information setup. Simply click the Edit button to make adjustments.
Timeline
You can check lease-specific activity, edits, and updates in the Timeline.
